PROJECT DESCRIPTION
This Scope of Work includes the construction of 73 new homes, the renovation of 58 existing homes (4 of which are historic) and the demolition of 152 homes and or structures. The total conveyed units was 401 and 187 homes will receive no work leaving a total end state of 318. There’s an option of building a 4,000 square foot community center if Budget allows. There is a Landscaping allowance for various tot lots, play lots, playgrounds, basketball courts, etc that will be scattered throughout the Project Site.
New Housing
The D/B Contractor will construct 73 new single-family homes 4 of which will be ADA adaptable type homes. New homes will have 4 bedrooms and will range from 2,100 to 2,400 square feet, while creating new master-planned communities with pedestrian friendly design, low density and community parks and recreation facilities located within housing areas.
Renovations
There exist 7 historic units, 3 will be divested and the remaining 4 will be renovated. There are another 54 units scheduled for major or minor renovation work depending on their location. Renovations will be performed over 18 months within the IDP.
Amenities
Amenities, such as tot lots, basketball courts, picnic pavilions, benches, barbecues and play lots will be provided as the Landscape Budget allows.
Landscaping
The proposed landscaping will supplement the existing well managed tree cover. Preserving the existing trees within all areas of the PPV is a high priority during the entire IDP. New housing areas will be landscaped with shade or ornamental trees, shrubs, ground cover, and flowering hedges. Front yards will be sodded and side and rear yards will be seeded. All new open space parks and recreational areas shall be graded according to plans and seeded.
New Home Criteria
The plan types will consist of a single family 4 bedroom home. All plan types will have 2.5 baths with the exception of the adaptable units which will have 2 full baths. The first floors will include flexible living spaces and utility areas, with the second floor containing bedroom areas. The adaptable units, which are single story homes, are divided into two zones that provide the same separation of the bedroom areas from the remainder of the living spaces.
